RAF-Hauz Terms of Service

These Terms of Service ("Terms") govern the relationship between RAF-Hauz ("we," "our," or "us"), property owners or authorized representatives partnering with RAF-Hauz ("Hosts"), and guests booking or staying at RAF-Hauz-managed properties ("Guests").
By listing a property with RAF-Hauz, making a reservation, or staying at a RAF-Hauz-managed property, you acknowledge that you have read, understood, and agree to be bound by these Terms.
1. Scope
RAF-Hauz operates as an independent property management and marketing company under PT RAF Strategic Group.
RAF-Hauz provides property management, marketing, reservation management, guest communication, and operational support for participating Hosts through Airbnb, direct bookings, and other approved booking channels.
Unless expressly stated otherwise, RAF-Hauz does not own, lease, or control any property listed under its management. Each property remains owned or legally controlled by its respective Host.
2. Host Agreement
By partnering with RAF-Hauz, Hosts agree that:
All reservations generated through RAF-Hauz, including Airbnb, direct bookings, repeat guests, referrals, corporate bookings, or any other sales channel, remain subject to the agreed management fee or revenue sharing arrangement.
Hosts shall not bypass RAF-Hauz by accepting or encouraging reservations outside the agreed booking process where RAF-Hauz has introduced, marketed, or managed the Guest.
Hosts represent and warrant that they are the legal owner of the property or have full legal authority to list and operate the property through RAF-Hauz.
Hosts are solely responsible for complying with all applicable laws, taxes, permits, licenses, building regulations, homeowners' association rules, and governmental requirements relating to the property.
Hosts shall provide accurate information regarding the property's condition, facilities, legal status, pricing approvals, and availability.
Hosts shall maintain the property in a safe, clean, habitable, and operational condition throughout the management period.
Hosts shall promptly notify RAF-Hauz of any maintenance issue, emergency, renovation, property defect, or circumstance that may affect current or future reservations.
Unless otherwise agreed in writing, all property-related expenses remain the responsibility of the Host, including but not limited to utilities, internet, maintenance, repairs, taxes, insurance, subscriptions, building management fees, and operational costs.
Management fees are calculated based on the gross booking revenue before deductions unless otherwise agreed in writing.
Host expenses, including purchases of furniture, amenities, decorations, repairs, maintenance supplies, cleaning equipment, or operational items, shall not reduce the agreed management fee unless expressly approved in writing by RAF-Hauz before the expense is incurred.
RAF-Hauz reserves the sole right to accept, reject, suspend, pause, or remove any property from its management portfolio at its reasonable discretion.
Marketing Authorization
Hosts grant RAF-Hauz a non-exclusive right to photograph, film, edit, publish, advertise, and promote the property across Airbnb, websites, social media platforms, digital advertisements, printed materials, and any other marketing channels during the management relationship.
3. Guest Agreement
By booking and staying at any RAF-Hauz-managed property, Guests agree to comply with these Terms, the applicable booking platform's policies where relevant, the specific House Rules provided for the booked property, and all applicable laws and regulations.
General Guest Responsibilities
Guests agree to:
Use the property responsibly and only for lawful accommodation purposes.
Follow the House Rules applicable to the booked property, including any building or community regulations.
Respect neighbors, surrounding communities, and shared facilities.
Keep the property in a clean and reasonable condition throughout the stay.
Promptly report any damage, maintenance issue, safety concern, or malfunction to RAF-Hauz.
Exercise reasonable care when using furniture, appliances, equipment, and other property amenities.
Be responsible for any damage, excessive cleaning, missing items, or additional costs resulting from their negligence, misuse, intentional misconduct, or the actions of anyone they permit onto the property.
Provide accurate guest information and complete any identity verification process where required.
Cooperate with RAF-Hauz regarding operational matters during the stay.
Property Specific Rules
Certain rules, including but not limited to check-in and check-out times, maximum occupancy, visitor policies, smoking policies, pet policies, parking arrangements, utility usage, cleaning services, cancellation policies, security deposits, and additional charges, may differ between properties.
Such property-specific rules form part of these Terms and will be communicated through the booking platform, booking confirmation, rental agreement, welcome guide, digital guidebook, or other official RAF-Hauz communications.
Failure to comply with applicable property-specific rules may result in additional charges, cancellation of the reservation, removal from the property where permitted by law, or other remedies available under these Terms.
Security Deposit
Certain properties may require a refundable security deposit before check-in.
Where applicable, the deposit may be used to cover unpaid charges, property damage, excessive cleaning, missing items, utility overages, or violations of these Terms or the applicable property-specific rules.
Any remaining balance will be refunded after the property inspection, subject to applicable processing times.
Left Behind Property
Personal belongings left behind after check-out may be stored for up to thirty (30) days.
After this period, RAF-Hauz may dispose of, recycle, donate, or otherwise handle unclaimed items without liability.
Emergency Access
RAF-Hauz, the Host, or authorized maintenance personnel may enter the property without prior notice where reasonably necessary for emergencies, urgent maintenance, safety concerns, suspected illegal activity, or to prevent damage to the property.
4. Liability and Indemnity
RAF-Hauz is not responsible for personal injury, illness, theft, loss of personal belongings, vehicle damage, internet interruptions, utility outages, travel disruptions, or accidents occurring during a Guest's stay except where liability cannot legally be excluded.
Guests are responsible for obtaining any travel, health, or personal property insurance they consider appropriate.
Hosts are responsible for maintaining safe living conditions and promptly addressing maintenance issues affecting the property.
Except for damage directly caused by a Guest's negligence, misuse, or intentional misconduct, all maintenance, repairs, replacements, and costs arising from normal wear and tear, aging, structural issues, plumbing issues, electrical failure, mechanical failure, appliance failure, or other property-related defects remain the sole responsibility of the Host.
Guests remain responsible for damage caused by themselves, their visitors, invitees, or any person they permit onto the property.
Both Hosts and Guests agree to defend, indemnify, and hold harmless RAF-Hauz, PT RAF Strategic Group, its directors, employees, contractors, representatives, and affiliates from any claim, liability, damage, loss, legal expense, or dispute arising from their own actions, omissions, negligence, or breach of these Terms.
To the fullest extent permitted by applicable law, RAF-Hauz shall not be liable for any indirect, incidental, consequential, special, exemplary, or punitive damages, including loss of income, business interruption, loss of profits, loss of goodwill, or reputational damage.
5. Payments
All management fees, commissions, reimbursements, service fees, and other charges shall be paid according to the applicable agreement between the parties.
Late payments may result in administrative charges, suspension of services, withholding of payouts where applicable, or termination of the management relationship until outstanding balances have been settled.
Guests agree not to initiate payment disputes or chargebacks without first providing RAF-Hauz with a reasonable opportunity to investigate and resolve the matter in good faith.
6. Force Majeure
RAF-Hauz shall not be liable for any delay, interruption, cancellation, or failure to perform its obligations resulting from circumstances beyond its reasonable control.
Such circumstances include natural disasters, earthquakes, floods, fires, volcanic eruptions, pandemics, epidemics, government actions, civil unrest, war, terrorism, labor disputes, transportation disruptions, internet failures, utility outages, or other force majeure events.
7. Privacy
RAF-Hauz may collect, use, and store personal information necessary to provide property management, reservation, customer support, legal compliance, and operational services.
Personal information will be handled responsibly and may be shared with booking platforms, payment providers, Hosts, government authorities where legally required, or trusted service providers involved in delivering RAF-Hauz services.
By using RAF-Hauz services, Hosts and Guests consent to such processing where permitted by applicable law.
8. Termination
RAF-Hauz reserves the right to suspend or terminate any Host partnership, remove any property listing, refuse future reservations, cancel bookings where permitted, or require a Guest to leave the property if these Terms, applicable House Rules, booking platform policies, or applicable laws are violated.
Termination may occur without refund where permitted by applicable law and without liability to RAF-Hauz.
9. Changes to These Terms
RAF-Hauz may amend or update these Terms from time to time.
The latest version will always be published through RAF-Hauz's official channels.
Continued use of RAF-Hauz services after any update constitutes acceptance of the revised Terms.
10. Governing Law
These Terms shall be governed by and interpreted in accordance with the laws of the Republic of Indonesia.
The parties agree to first attempt to resolve any dispute through good faith negotiation.
If no resolution can be reached, the dispute shall be submitted exclusively to the competent courts of the Republic of Indonesia.
