RAF-Hauz Terms of Service

These Terms of Service (“Terms”) govern the relationship between RAF-Hauz (“we,” “our,” “us”), property hosts partnering with RAF-Hauz (“Hosts”), and guests booking stays at RAF-Hauz-managed properties (“Guests”). By listing, booking, or staying at a RAF-Hauz property, you agree to be bound by these Terms.
1. Scope
RAF-Hauz acts as a property management and marketing platform under PT RAF Strategic Group, connecting Hosts with Guests through partner platforms (such as Airbnb) and direct channels.
2. Host Agreement
By partnering with RAF-Hauz, Hosts agree that:
All properties listed with RAF-Hauz are subject to the agreed management fee/percentage, regardless of whether the booking is made through Airbnb or any other sales channel.
Hosts are prohibited from bypassing RAF-Hauz by directing Guests to book outside official channels. Any such transactions remain subject to the agreed management fee.
Hosts must provide accurate property details, comply with applicable laws, and ensure properties are safe, habitable, and properly maintained.
Hosts shall promptly communicate with RAF-Hauz regarding maintenance issues, guest concerns, or emergencies.
Any third-party costs related to the property (utilities, building fees, subscriptions, etc.) remain the responsibility of the Host, unless otherwise agreed in writing.
3. Guest Agreement
By booking and staying at a RAF-Hauz property, Guests agree to comply with the following House Rules, in addition to Airbnb’s standard policies and applicable laws.
House Rules (Applicable to All RAF-Hauz Properties)
Minimum stay: 28 nights
Maximum occupancy: Based on Airbnb booking
Check-in: 14:00 | Check-out: 12:00
Only registered guests are allowed; visitors must be approved in advance
Quiet hours: 23:00–06:00
No parties or events; no smoking or vaping inside the unit
Do not move or remove furniture
Report any damages immediately; guests are liable for replacements
Follow building rules for trash disposal and recycling
Always lock doors and windows when leaving
Turn off all appliances when not in use
Use designated parking only
A rental agreement may be required
Long-term cancellation policy applies
Monthly discounts are already included
Mid-stay cleaning available (additional charges apply)
Excessive utility use may result in extra charges
Guests must maintain timely communication:
Urgent matters: within 1 hour
Non-urgent: within 6 hours
Penalties & Fines
Lost access or parking card | IDR 500,000 (~$30 USD) per card
Smoking inside the unit | IDR 5,000,000 (~$300 USD)
Additional guest (includes extra bed, linen, blanket, pillow) | IDR 3,000,000 (~$180 USD) per person per month
Damaged items or furniture | 3x the item’s value
Amenities & Extra Charges
Fresh Bed Sheets: Clean sheets provided in the wardrobe. Please separate used sheets for laundering.
Drinking Water: One gallon provided at check-in. Additional gallons can be ordered for IDR 50,000 (~$3 USD) each (provide an empty one for exchange).
Additional Amenities: Items like kettle, cookware, or linens available at actual cost.
Important Reminders
Please dispose of cans daily to avoid odors. Trash room is near the lift.

4. Liability & Indemnity
RAF-Hauz is not liable for personal injury, theft, or accidents during the stay. Guests are responsible for their own safety and insurance.
Hosts are responsible for maintaining safe living conditions and addressing property-related issues.
Both Guests and Hosts agree to indemnify RAF-Hauz against any claims, damages, or disputes arising from their actions or negligence.
5. Termination
RAF-Hauz reserves the right to terminate agreements with Hosts or evict Guests who violate these Terms or the House Rules, without refund or liability.
6. Governing Law
These Terms are governed by the laws of Indonesia. Any disputes shall be settled under Indonesian jurisdiction.
